Advice is free, whether or not we end up acting for you. We’re a small not-for-profit, so a little preparation on your side goes a long way.
If you have not already, run the five questions on the home page. They tell you which regime your offence falls in, how much rent is in play and whether you’re still in time — and the answer makes your enquiry far quicker to deal with.
What to tell us
If you’re asking whether you have a claim, these five things let us give you a straight answer rather than a list of questions back:
- the address, and roughly how many people lived there;
- the dates you lived there and what rent you paid;
- whether the property was licensed, if you know;
- when the problem ended — or whether it’s still going on;
- whether any of your rent was met by universal credit or housing benefit.
If you don’t know some of it, say so and send what you have. If the checker gave you a verdict, paste it in — it saves us both a step.
We reply to everything, but we’re open Monday to Thursday mornings only, so please allow a few working days. Nothing you send is passed on to anyone else.

Phone
Before calling, please check for answers on our website and our guide.
We do not deal with disrepair issues or deposit disputes; these are county court matters.
Opening hours: 07:00–12:00, Monday to Thursday.
Closed Friday, Saturday and Sunday, and all bank holidays.
This is a UK landline, so your usual call rates apply. We’re a small team giving up our own time on the phone, so questions the guide already answers are the ones we most often have to cut short.
